What usually goes wrong

Bottom rails and sills that stay wet

The bottom rail and sill take the run-off, so they rot first. Re-pitching the sill is usually what stops it coming back.

Sashes that stick or drop

Swollen timber, painted-shut channels and snapped cords all stop a sash running. Servicing beats replacing the window.

Loose, rattling glass

Once putty perishes, water gets behind the glass and into the rebate — the start of rot you can't see from outside.

How we repair a sash window

  1. Step 1

    On-site assessment

    We check the sashes, sill, jambs and parting beads for soft timber, then sound out how far the rot has travelled behind the paint.

  2. Step 2

    Cut back and rebuild

    Perished sections are cut back to sound timber, treated, and rebuilt to the original profile so the sash keeps its shape and weight.

  3. Step 3

    Cords, pulleys and balance

    Broken sash cords are replaced, pulleys serviced and weights re-balanced so the sash holds where you leave it.

  4. Step 4

    Glazing and seal

    Perished putty is raked out, glass re-bedded and beads renewed, then everything is primed and undercoated ready for topcoat.
